Step 1 – Get ready to purchase a home
There are many things you need to consider before starting your home search.
It's likely that you'll want to form a list of items you want to have, get an idea of what school districts and neighborhoods you want to live in, and begin working on your budget.
Keeping your mortgage payment around a third of your monthly income is a good rule to adhere to.
Step 2 – Communicate with a real estate agent in Drums

Step 5 – Find the home you've been waiting for

Step 6 – Negotiate the deal
Most contracts don't close on the beginning offer – it's widely common to receive a counter offer. Don't let this intimidate you. We'll talk over whether or not to accept the counter offer, submit our own counter offer, or reject the seller's offer and move on.
Market circumstances will play a role in how aggressively we negotiate the deal.
We'll also work within your financing constraints. And when it's all said and done, we'll assemble a contract that is best for you.
Step 7 – Obtain financing
After the deal is finished, you'll begin working with your mortgage lender to close the loan.
If you've been pre-qualified, this won't take very long at all, but you'll want to keep in close contact with your mortgage lender.

Step 8 – Close the deal
You'll get a Good Faith Estimate (GFE) detailing your closing costs from your mortgage lender within three days of receiving your loan application.
This estimate is formed from the loan amount. RESPA requirements mandate that it has to contain all closing costs and be within a precise range of accuracy, and I'll examine the estimate and let you know if everything looks permissible.
Then we'll close on your home. This should occur at a title company or escrow office and should be a smooth and stress-free occurrence.
